Hey Internet world and particularly you wild and crazy real estate agents. I’m Chris Martinez CEO and Co-Founder of and In this video I’m going to talk to you about the 3 things you should be doing online to get more clients.

I got an email from my good friend Kevin Atto, real estate agent extraordinaire out of San Diego California, begging me to give him some digital marketing ninja secrets for how to get more listings and clients and to ultimately close more deals.  Thanks so much for the question Kevin and so here are my top 3 things that real estate agents MUST do online to get more clients.

Number 1: Banner Retargeting- Every single real estate agent should have banner retargeting installed on your website.  If you don’t know what banner retargeting is, it’s basically code that you put on your website and then you can track everyone who comes to your website and you can then start serving ads to them online and on facebook.  For the next 60-90 days you can get your message and face in front of your web visitors.  This is such an easy way to stay top-of-mind with everyone who comes to your website and it’s super cheap.

Number 2: Live chat-   So when someone is looking for a house they are typically searching at all hours of the day and I know for a fact that they are looking while at work while the boss isn’t paying attention.  If they are at work then most likely they won’t be able to pick up the phone and call you to have a conversation BUT you still want to be able to engage in a dialogue with them while they are on your website.  Live Chat is an awesome way to talk to people on your website in a convenient and non-threatening way for them.  You can even find live chat options where someone will manage and respond to your web visitors for you OR you can use live chat software that will enable YOU to chat with people from your cell phone so you’re not glued to a computer.  Either way, at the end of the day you can dramatically increase the number of leads you get from your website just by using live chat.

And number 3: Create content about your market and advertise it on Facebook- So if you’re a real estate agent you usually have a territory where you are the expert.  I can not stress enough how important it is for you to constantly be creating content relating to your target market.  This positions you as the expert AND it builds trust with people.  And I’m not talking about re-posting something about mortgage rates or what the house down the street sold for.  I’m talking about ORIGINAL content that people actually care about.  Then what you do is you take this original content and you advertise it on Facebook to drive more people to your website….where you have your live chat and banner retargeting installed…and now you have a huge audience that now you can market to for the next 60-90 days on auto pilot.
